Renovate Right: Start with Drainage

Don’t Let a Finished Basement Hide Serious Problems
Before you decide to renovate your basement, make sure you resolve all water and drainage issues first. We recently helped a homeowner in Delhi uncover major foundation issues hidden behind drywall. The home looked great on the surface, but serious problems were brewing behind the scenes—cracks, inward wall movement, and water seepage had gone unnoticed for years.
The Hidden Damage
This house sits on a sloped lot, and over time, poor drainage caused water to flow toward the foundation instead of away from it. Soil levels were too high, window wells lacked drains, and the grading encouraged moisture buildup. These conditions created pressure on the walls and allowed water to seep in—conditions often hidden in finished basements until the damage is severe.
What We Found
During a professional inspection, the engineer noticed several red flags:
-
-
-
Cracks in the brick and foundation walls
-
Inward bowing of the rear and right-side walls
-
Standing water in the basement
-
High exterior soil levels and poor grading
-
-
Because the basement was finished, the homeowners had no idea how severe the damage was. This is a common issue—we’ve seen it time and time again.
Our Solution
We took a two-part approach to restore stability and prevent future damage.

1. Fixed the Drainage Outside-We regraded the yard to slope toward the centerline between the homes. Then, we dug a 24-inch-deep, 16-inch-wide trench and installed a 4-inch Schedule 40 drain line. This new French drain system connected to an existing drainage line near the front of the property.
2. Reinforced the Basement Inside-We installed 87 steel angles along the front, rear, and right foundation walls. These reinforcements helped stabilize the structure. We also injected all visible cracks with structural epoxy to restore integrity and block further water intrusion.
A Word of Caution
If you’re itching to renovate your basement, take care of any drainage or structural issues prior. Finished walls and floors can hide serious problems, just like they did in this home. Without proper drainage, moisture will return—and it could ruin your investment.
