Addressing Horizontal Cracks

This home on the West Side of Cincinnati faced a serious issue: horizontal cracks running along every wall. These cracks indicate more than just cosmetic damage; they are a sign that the walls are under significant stress, often due to excess hydrostatic pressure or potential structural failure. Addressing these issues promptly is crucial to maintaining the home’s safety and long-term value.
Expert Consultation
The homeowners wisely consulted a licensed structural engineer, who provided detailed designs for remediation. Hiring an independent engineer before engaging a foundation repair company is crucial because they operate under strict guidelines and ethical standards. This will ensure that you get unbiased assessments without financial incentives tied to specific repair methods. Their expertise enables them to perform precise calculations tailored to your home’s unique conditions, often leading to more cost-effective solutions that meet regulatory requirements without unnecessary excess. This careful evaluation saves homeowners money by avoiding unnecessary repairs and enhances safety while ensuring long-term structural integrity.
In short, an independent engineer offers an objective, informed perspective that significantly benefits your foundation repair process. In this instance, we meticulously followed plans provided by Mike Montgomery of Buyers Protection Group. This was done by bracing the wall and repairing the horizontal cracks and supporting a joist that had cracked.
Strengthening the Structure
We installed 10 steel I-beams to brace the left and right side walls. This crucial step strengthened the walls and provided much-needed support. Initially, we also planned to sister a cracked joist for added reinforcement. However, upon inspection, we discovered that relocating too many utilities would complicate the process significantly. After discussing the situation with the engineer, we determined that installing an adjustable steel beam beneath the existing joist would be a more efficient solution. This adjustment simplified the repair process and allowed us to credit the homeowner, ultimately saving them money.
Given the nature of concrete block walls, which cannot be epoxy injected, we opted for tuckpointing to effectively reinforce the cracks. This method will help avoid major leaks and help prevent further movement.
Impressive Results
With our careful execution of the engineered designs, we successfully stabilized the walls and effectively supported the cracked joist. The structural enhancements provided the homeowners with the peace of mind they needed. Now, they can enjoy their living space without the constant worry of ongoing structural issues or the potential for further damage caused by horizontal cracks.
