Detached Garage Foundation Repair – West Side of Cincinnati

Initial Concerns at the Property
We recently wrapped up a repair project at a rental property on the West Side of Cincinnati. The detached garage sat on a concrete block foundation, and the owner noticed a gap on the inside where the slab joined the wall as well as stair-stepped cracking along the left wall.
Engineering Evaluation and Repair Plan
The owner brought in Mike Montgomery of Buyers Protection Group to evaluate the problem. When Mike inspected the garage, he saw that the slab had pulled away from the left wall. The separation measured more than 2¼ inches, which explained the cracking on the exterior.

Mike then created a clear plan to stabilize the wall. He recommended tying the left foundation wall back to the slab with a series of steel dowels. This method allowed us to reconnect both components without removing large areas of concrete or block.
Our Work on Site
The homeowner hired us to carry out Mike’s plan. Over two days, we filled the cores of the concrete block, drilled the wall and slab, installed the steel dowels, and anchored everything with epoxy. This new connection stabilized the slab as well as the wall. After installing the dowels, we repaired and patched the cracks in the block wall and filled in the gap between the wall and slab. These steps improved both the strength and appearance of the garage.
Final Result
With the wall reconnected to the slab and the cracks repaired, the garage now performs the way it should. This project shows how early attention and a clear engineered plan can keep a developing issue from turning into a much larger problem for a property owner.
