When water isn’t properly managed around a home’s foundation, a drainage disaster can lead to major structural issues. That was the case for a homeowner in Anderson Township, Cincinnati. Persistent drainage problems required professional intervention.
The Initial Concern
The homeowner first noticed water intrusion in their basement and rear sub-crawl space. Stormwater seepage along the front of the rear sub-crawl space wall was visible. The moisture was also causing wood rot in structural components. Concerned about long-term foundation integrity, they consulted a structural engineer.

Engineer’s Findings
The engineer confirmed that water infiltration was a serious issue. The lot’s natural slope directed water toward the house instead of away from it. Over time, this caused elevated moisture levels in the sub-crawl space. As a result, the sill plate began deteriorating. To prevent further damage, the engineer recommended addressing drainage first. The proposed solution included installing a French drain to capture and redirect stormwater.
Preventing a Drainage Disaster
Hughes Construction was hired to implement drainage improvements. Our scope of work included:
- Removing sections of fencing to allow for proper grading.
- Excavating up to five dump truck loads of soil from the front yard. This created an appropriate slope (6″ within 10′).
- Creating a swale to channel water effectively.
- Installing a 4″ Schedule 40 French drain, buried 24″ deep, to collect and redirect water 20 feet away from the home.
- Reseeding and applying straw to affected grass areas for restoration.

Why Proper Drainage Matters
Uncontrolled water around a foundation causes serious damage. Key concerns include:
- Structural instability: Waterlogged soil shifts and settles, compromising the foundation.
- Hydrostatic pressure: Saturated soil creates pressure against foundation walls, which can lead to cracking and structural damage.
- Wood rot and deterioration: Persistent moisture weakens wooden structural elements.
- Mold and mildew growth: Damp conditions encourage mold, which affects indoor air quality.
By addressing these drainage issues now, the homeowner is protecting their foundation and avoiding costly repairs. If you suspect water problems around your home’s foundation, don’t wait for the damage to worsen. A drainage disaster can be prevented with the right solutions.
