Exterior Waterproofing and Steel Beams In Anderson Township

We recently completed a foundation stabilization and waterproofing project at a home in Anderson Township. The rear foundation wall had bowed inward and developed multiple cracks due to long-term soil pressure and poor drainage. Over time, this pushed the brick veneer outward.

The below image shows how much the structure has shifted. The brick overhang extended more than six inches in some areas—well beyond the allowable limit. This required immediate repair to restore the home’s stability.

Difficult Site Conditions

The house sits on a sloped lot that drains toward the rear. This causes water to collect around the back foundation wall, increasing hydrostatic pressure. Over time, this pressure caused the wall to bow inward.

While working, we encountered standing water and drainage issues throughout the entire neighborhood. These conditions complicated excavation and backfilling, but our team adjusted on-site methods to ensure the project moved forward safely and efficiently.

Structural Repairs

We began by excavating along the rear foundation wall down to the footer. Using hydraulic pressure, we pushed the wall back toward plumb, staying within safe limits to avoid further damage.

Next, we installed six steel pilasters and thirty-five steel angles along the interior face of the wall. These reinforcements provided immediate bracing and long-term support.

Waterproofing and Drainage Upgrades

We installed a new 4-inch Schedule-40 footer drain, connected it to the existing sump pump, and reworked the discharge connection to direct water away from the home.

We then applied a membrane and waterproofing material to the exterior foundation wall to aid drainage and protect the coating.

Backfilling and Lawn Restoration

For backfilling, we used 24 inches of clean 1-inch drainage gravel. On top of that, we placed compacted soil in layers to reduce future settlement. After grading the area, we seeded and strawed all disturbed lawn surfaces to help the yard recover naturally.
