Evaluation Uncovers Multiple Foundation IssuesIn 2022, an engineer evaluated a 66-year-old home in Sycamore Township and identified several structural concerns. The house sits on a sloped lot, with surface water draining toward the left side—an all-too-common condition that leads to basement seepage and excessive soil pressure against the foundation walls.
Cracks Reveal a Failing Garage LintelAmong the findings, the most urgent issue was a failing steel lintel above the garage door. Cracks had formed in the upper corners of the garage opening—an early sign that the steel inside had rusted and expanded, putting pressure on the surrounding brickwork. Left alone, this could have led to serious structural damage. We removed the deteriorated steel and replaced it with a new lintel, installed according to a licensed engineer’s design.
Why We Don’t Install Tie-BacksThe report also noted tie-backs installed in 1994 to stabilize a bowing basement wall. While tie-backs may help in some cases, they require ongoing maintenance—specifically, periodic tightening. Most companies that install them never return, leaving homeowners unaware of the need for adjustments. Because of this, we avoid tie-back systems and instead recommend permanent solutions that don’t rely on future upkeep.
The Importance of Timely Drainage RepairThe engineer also recommended reinforcing the basement wall and improving exterior drainage. These items were postponed for budget reasons, but we always caution against waiting too long—especially when drainage is involved. Poor drainage increases lateral pressure on basement walls and speeds up structural deterioration.
Start with the Most Pressing RepairsWhen planning phased repairs, it’s crucial to address the highest-risk issue first. In this case, replacing the garage lintel prevented further damage and preserved the safety of the structure.
