The “Ugliest” Feature That Saved a Home Sale
Getting a house ready for the market usually means focusing on cosmetic updates. Fresh paint, crisp landscaping, and nice staging get all the attention. However, underlying structural issues can quickly ruin a real estate deal right before closing.
A Challenging Hyde Park Foundation
We recently took on a project for a 92-year-old home in Hyde Park. Built on a steep slope, one side of the basement sat deep under the dirt. The other side sloped down to a drive-in garage.
Over time, that heavy, packed soil pushed the front foundation wall inward by 1.5 inches. This intense lateral pressure also forced the back wall outward.
Executing the Engineer’s Repair Plan
The homeowner knew this problem required a real fix before listing the house. They hired Mike Montgomery of Buyers Protection Group to design the solution. Our crew then stepped in to bring those exact plans to life:
-
Saw-cutting the footers and tying the rebar cage to construct a strong, steel-reinforced core.
-
Pouring the new footers to lock in a solid base to bear the heavy load.
-
Forming and pouring the concrete buttresses directly around the rebar framework once the footers cured.
-
Injecting 24 lineal feet of structural epoxy into foundation cracks to bond the concrete back together.
These interior concrete buttresses act as a massive counterweight. They hold the front wall firm, resist soil pressure, and protect the home’s framing.

Why Structural Repairs Matter to Buyers
Let’s be honest: concrete buttresses will not win any design awards. They are heavy, industrial, and plain.
However, visible engineering is a welcome sight when a home changes hands. Buyers, home inspectors, and lenders all appreciate seeing a permanent fix.
Fixing foundation issues before listing protects the deal in three major ways:
-
Complete Transparency: Trying to mask a structural problem creates doubt. An engineered repair proves the seller handled things correctly.
-
Buyer Confidence: Buyers see the heavy-duty fix right in front of them. They do not have to worry about future settling.
-
Fewer Surprises: Handling repairs early prevents last-minute panic, lowball re-negotiations, and failed inspection reports.
Cosmetic upgrades might bring buyers through the door. Strong structural repairs are what actually close the sale.
