Foundation Repair at a Montgomery, Cincinnati Home

Hughes Construction recently completed a foundation repair project at a home in Montgomery, Cincinnati. The project addressed vertical differential seasonal foundation movement cracks found during a detailed inspection. These cracks appeared on the rear, right, and front walls of the crawl space, ranging from 1/16″ to 3/8″ in width. The inspection also found a slight foundation settlement of about 1/4″. This is a common issue in older homes due to seasonal soil movement.

Seasonal vs. Progressive Foundation Movement

Foundation movement can occur due to seasonal changes or as a result of long-term progressive settlement. Seasonal foundation movement happens as soil moisture levels fluctuate throughout the year. In wetter months, the soil expands, exerting pressure on the foundation, while in drier months, the soil contracts, allowing the foundation to shift. This cyclical movement can cause cracks to widen and close slightly with the changing seasons.

On the other hand, progressive foundation movement occurs when a foundation settles or shifts over time due to inadequate soil support, poor drainage, or structural deficiencies. Unlike seasonal movement, progressive settlement does not reverse with weather changes and often worsens without intervention. Identifying the difference between these two types of movement is crucial in determining the appropriate repair strategy.

Repair Method

To repair these issues, Hughes Construction injected 28 linear feet of foundation cracks with structural epoxy. This method seals the cracks and strengthens the foundation. It prevents further movement and water infiltration. Additionally, we installed staple dowels based on the custom design provided by the engineers at Buyers Protection Group. The dowels stabilize and secure the foundation, ensuring its long-term integrity.

The Role of Engineers

Hiring a licensed engineer plays a vital role in the repair process. Engineers provide custom solutions based on precise calculations. They assess the home’s structural needs and create a repair plan specific to the property. Their expertise ensures that the work is based on solid technical principles. This reduces the risk of future foundation issues and offers homeowners peace of mind.

Addressing Drainage Concerns

During the inspection, we noted grading issues around the home. The yard sloped toward the rear of the property. This slope can contribute to basement seepage and put unbalanced pressure on the foundation. Proper drainage is essential to prevent these issues. The recommended slope is 6 inches away from the foundation over 10 feet. Without proper grading, water can pool around the foundation, causing damage. Addressing these concerns will help protect the home’s foundation and prevent further complications.

Long-Term Foundation Stability

Hughes Construction completed the repairs according to the engineer’s custom design. The foundation is now reinforced and stabilized, ensuring lasting strength. Our expert repairs give homeowners confidence that their foundation issues are resolved and the property is safe.
