Recognizing the Problem
This homeowner noticed several signs of foundation settlement in their addition and worried it may be sinking. Floors sloped, brick veneer and mortar joints cracked, frieze boards misaligned, and drywall cracked above a built-in bookshelf. Concerned about the severity, they consulted a structural engineer.
Engineer’s Assessment
Chris Schwartz of Schwartz Engineering confirmed settlement at the north end of the addition. Weak fill soils around the original foundation, combined with poor drainage, caused the movement. He recommended stabilizing the foundation with helical piers and improving downspout and sump pump drainage to prevent further soil erosion.

Installing Helical Piers
Our team followed the engineer’s specifications to stabilize the foundation. Helical piers are steel shafts with screw-like plates at the bottom. We drill them deep into stable soil beneath the foundation. These piers transfer the building’s weight to stronger soil, bypassing the weak fill that caused settlement. We installed each pier to carry an allowable load of 15,000 pounds, ensuring the addition received proper support.

Pier Tech Lifting Brackets
The patented Pier Tech lifting brackets provide the capability to lift portions of a foundation if it is safe to do so. These brackets allow for slow adjustments to restore level conditions without compromising the structure.

Drainage Improvements
We also installed new PVC Schedule 40 drainage pipe to improve water flow around the addition. All of our drainage solutions are customized and designed to last a lifetime. This work helps direct water away from the foundation and reduces the risk of future settlement.

Ensuring Long-Term Stability
After installation, the addition’s foundation now rests securely on the helical piers. Cracks in masonry or drywall remain for the appropriate trades to repair, as recommended by the engineer. By combining engineered design, proper installation, and improved drainage, we stabilized the addition and protected the long-term integrity of the home.
