Solving a Stubborn Leak at a Geothermal Penetration
At our company, we always try to be mindful of our clients’ budgets. Whenever a homeowner faces a basement leak, our philosophy is to start with the most conservative, economical repair options first. But as any seasoned contractor knows, water is a relentless force. Sometimes, the only way to win the battle against a persistent leak is to completely re-evaluate the strategy.
We recently ran into this exact scenario with a long-time client of ours. They were dealing with a stubborn leak in their basement, specifically where their geothermal lines penetrated the foundation wall.

Tracking Down the Source
Over a period of time, we tried numerous targeted methods to seal up those line penetrations from the inside. We injected numerous times, but nothing fixed it permanently. The water kept finding a way through.
Determined to find the root cause, we decided to investigate what was happening directly behind that concrete wall. We drilled a small exploratory hole into the wall near the penetration point, and water came pouring out like a fountain.
That told us everything we needed to know. Anytime you have that much hydrostatic pressure (water weight) building up behind a foundation wall, it will find a way inside. In this case, the path of least resistance just happened to be around the geothermal line penetrations.
Why Exterior Waterproofing is the Preferred Method
We sat down with our client and explained that localized, temporary fixes were no longer an option. It was time to fix the exterior drainage and waterproof the foundation properly from the outside.
Exterior waterproofing is the superior method, and the only method to block water forever for a few critical reasons:
-
It stops water before it touches the structure: Interior systems let water enter the blocks and drain it away. Exterior waterproofing stops the block from absorbing water in the first place, preventing structural degradation over time.
-
It eliminates hydrostatic pressure: By installing a proper drainage plane, you relieve the weight of the water pressing against your foundation walls.
- Solves your water problems, doesn’t just hide them-With interior systems, they hide the walls and any potential problems until its too late. If you waterproof from the outside you can feel free to finish your basement knowing you have a permanent solution.
The Permanent Fix
To solve this once and for all, we excavated the soil outside down to the foundation footing to fully expose the problem area. We thoroughly cleaned the exterior masonry wall and applied a heavy-duty, flexible waterproofing membrane.

Next, we addressed the root cause of the pressure by installing a new perimeter footing drain covered in clean gravel to give the groundwater a dedicated path away from the house. Finally, we backfilled the area with proper grading to ensure surface water runs away from the foundation.
It was a major undertaking compared to our initial sealing attempts, but the peace of mind it brought our long-time client was worth every bit of earth moved. Their basement is officially bone-dry, and those geothermal lines are completely protected.
