Transforming a Challenging Crawlspace: A Foundation Repair Success Story
Owning a home often comes with unexpected challenges. This project highlights how we helped homeowners tackle accessibility issues in their crawlspace.

The foundation of this Terrace Park home was partially built over a crawlspace, creating unique structural challenges. A concrete foundation wall running east-west separated the crawlspace from the basement. The only access point was a small opening inside a closet in the finished basement. At just 24 inches wide by 18 inches tall, it was further obstructed by HVAC ductwork, making inspections and maintenance nearly impossible.
The crawlspace grade sat approximately five feet higher than the basement floor slab, requiring careful navigation for any modifications. Additionally, the foundation wall played a key role in supporting the weight of the floor above. Any changes had to maintain the home’s structural integrity.
Our Customized Solution
The homeowners needed more than just repairs—they required reliable access and a long-term maintenance solution. After a thorough assessment, we implemented a strategic approach to address these concerns.
Enhancing Crawlspace Access
To improve accessibility, we created a new crawlspace opening in the unfinished section of the basement, avoiding mechanical obstructions. Before cutting into the wall, we ensured the crawlspace side was clear of any obstacles. The new access point was expanded to 30 inches wide by 24 inches tall—larger than code requirements—to allow for more comfortable entry.
Strengthening the Foundation
To maintain the integrity of the foundation wall, we installed a steel support angle beneath the existing floor joists. This reinforcement spanned the width of the new opening, extending beyond its edges for additional stability. Securely anchored with high-strength bolts, this solution ensured the wall continued to provide proper load-bearing support.
Maximizing Functionality
Beyond accessibility and reinforcement, we made design adjustments to optimize the crawlspace for ongoing maintenance and inspections. These improvements gave the homeowners a practical and manageable space.

The Final Result
Our skilled team executed these upgrades efficiently, minimizing disruption to the homeowners’ daily lives. The result was a fully accessible and structurally reinforced crawlspace. Now, the homeowners can confidently inspect and maintain their home’s foundation without obstacles.
