Solving Water Seepage & Drainage Issues in Pleasant Ridge
Every home has a story, and in Pleasant Ridge many have stood for generations. With age, though, houses become more susceptible to water intrusion and deterioration.
What the Engineer Found
At this home, an engineer’s inspection showed pressure building against the basement walls and stormwater entering both the garage and basement. The lot sloped incorrectly in several areas. Runoff and downspouts did not carry water far enough from the foundation. Over time, this caused seepage stains, dampness, and small cracks. The cracks were structurally sound but allowed water inside.

Our Repair Plan
We created a solution that addressed both the cause and the symptoms. Our team installed a new 4″ Schedule 40 French drain along the rear and left sides of the property, discharging to daylight. To handle roof runoff, we paired this with a 4″ solid drain line tied into two downspouts. The trench was backfilled with drainage gravel, and we re-graded the soil to provide 6″ of fall within 10 feet of the foundation. Once complete, we restored the yard with seed and straw.

Concrete Replacement
Because the front porch steps, sidewalk, and entry steps needed replacement, we poured new 5″ thick, fiber-reinforced concrete to the original dimensions. Each surface received a broom finish and sealer for long-lasting durability. After the concrete work, we reseeded and strawed the lawn areas that had been disturbed.

Project Adjustments
During construction, we opted to connect the new drainage system to the existing cast iron downspout at the rear foundation wall. The cast iron was in excellent condition, and since the property lacked street drainage, this choice provided the most effective and least disruptive solution. On the left side, we connected the downspout with PVC fittings and added a cleanout for easy maintenance. We also hauled away all excess soil to reduce disruption to the rear landscaping and avoid the need for extra drainage near window wells. These adjustments not only simplified the project but also saved the homeowner some money while still achieving the best results.
The Takeaway for Homeowners
Water seepage is a common issue in older homes. The good news is that with the right drainage improvements and site grading, you can protect your foundation and keep your basement dry. Each property is unique, but thoughtful solutions like these make all the difference in preserving both comfort and peace of mind.
